We are a boutique Building Management and Maintenance company. Our vision is to provide the highest quality of operations and maintenance to buildings and community foundations on behalf of the Owners Corporation.

Alex Sideratos – Managing Director

Alex has extensive experience in facilities management. He holds a Bachelor of Business and has expertise in the following areas:

  • Ensuring building compliance

  • Managing the presentation and day-to-day operations of the property, including maintenance, OH&S, security, energy management and sustainability

  • Developing strong relationships with tenants and contractors

  • Supervision of all contractors to ensure that all work carried out on-site is to the correct specification, quality and compliance standards

  • Ensure all planned preventative maintenance is accomplished in accordance with schedules

  • Heritage listed buildings

  • Strong time management skills, the ability to handle multiple tasks and prioritise

  • Strong written and verbal communication

  • Creating a friendly and productive environment for tenants.

BMM SERVICES

MAINTENANCE

Risk assessment and mitigation planning. Reactive and Preventative maintenance. Long term maintenance planning and identification of opportunities to maintain/ improve property value. Maintenance of assets and components within a property (e.g. parking, elevators, foyer areas and lounges, landscaped
areas, outdoor entertaining areas, security lighting and CCTV, fire protection, energy supply to the building, water, hot water service, ventilation, air conditioning, waste, cleaning and communication).

SUSTAINABILITY

Strengthen community life. Energy and water conservation. Landscaping. Reduction of waste and increase recycling (e.g. paper/cardboard, comingle, organics, clothing, batteries, mobile phone and accessories, plastic bags and printer cartridges).

SAFETY

Annual Building Safety Reports, site hazard analysis and safety audit check list. Confined Spaces Register. Asbestos Materials Survey Reports. Contractor induction. Incident investigation. Fire safety, emergency evacuation plans, chief warden and warden training, emergency preparedness. Dangerous goods and hazardous materials management.

CONTRACT MANAGEMENT

Induction process covering safety, building and environmental requirements. Management of contractor register listing names, positions, responsibilities and phone numbers. Outline of site safety rules, ensuring contractor awareness and compliance. Introduction to building facilities team and management of building key and security card registers. Oversee relevant contractor licences and insurances. Development of Safe Work Method Statements, policies and procedures for all risk assessed activities.

ESSENTIAL SERVICES

Fire control panels, fire hydrants, fire extinguishers, fire stairs, exit doors and signs, fire windows. Emergency evacuation diagrams/plans/exits. Emergency warning system, fire detectors and alarm systems, sprinkler systems, smoke alarms and emergency lighting. Emergency management plans. Identification of safe and high risk areas and development of appropriate response plans including evacuation planning for vulnerable persons. Management and maintenance of lifts, air conditioning systems and emergency power supply contingency planning.
